What is the Rudder Referral Agent Program?
The Rudder Referral Agent Program (RRAP) is special program exclusively for Rudder Realty agents in which our agents who participate can keep their TREC license active and pay NO REALTOR or MLS fees. In turn, there are a limited amount of duties you are able and allowed to perform.
What am I allowed to do under this program?
Of course, you will not be a member of NAR, TAR, or the local MLS under this program. You will not be allowed to practice any brokerage activities like listing or selling homes for others. You are STRICTLY limited to sending referrals to other agents/brokers and collecting referral fees for those activities.
Why can I only send referrals?
The National Association of REALTORS (NAR) requires that active agents of each sponsoring Broker to also be a member of NAR. We have gained permission to create an entity (we call RRAP) under the guidelines of NAR that does not require agents in RRAP to join NAR, TAR, and MLS. The major stipulation is that agents in RRAP may not engage in any “brokerage activity”. RRAP agents can still earn money from sending referrals and will have their TREC license status active.
What if I have a buyer or seller client I would like to represent and help in a transaction?
You can simply move your license over to our main entity, Rudder Realty Inc, join the MLS, and profit. We are members of numerous local MLS’s across Texas, including Austin, San Antonio, NTREIS (North Texas) Houston.
What are my fees for this program?

The fee to keep your license active with the Rudder Referral Agent Program (RRAP) is only $95 yearly. As a bonus, agents who send referrals are eligible to have this fee credited back to them. Fees from referrals sent out by RRAP agents will be split at our starting split level. If you send any referrals, they will be split with you on a graduated scale starting at 80/20 going up to 95/5.

Note: This is the same split level you will be at if you decided to move your license over to the main Rudder license and join the MLS. After reaching the 90/10 level, you will not return to 80/20 as long as you are a producing agent.

Can I move from the RRAP program to any other brokerage company?

While of course we would like to keep agents under our Rudder Realty umbrella, you are free to move at any time to any other company or even back to inactive again as you wish. The $95 yearly fee is not refundable however and any referral fees outstanding will be collected and paid from RRAP at the current split level you were at the time of your departure.

Do I have to send any referral’s or do any minimum amount of business?
No. You can keep your license in the RRAP as long as you keep your license active with TREC, pay the yearly fee, and agree to rules of RRAP. Referrals do not have to be sent to an agent within Rudder Realty; it may be sent to any broker who agrees to accept it. A referral fee maybe collected from any US State and most International Brokers as well.
How much can I earn on referral fees?
There is no standard industry fee, but a referral fee can typically range any where from 10% to 35% of the accepting Brokers gross commission. For example: You refer a friend to a Broker A, who agrees to a 25% referral fee. Broker A then represents your friend and earns a $12,000 gross commission from the transaction. The gross referral fee to RRAP would be $3,000 (25% of $12,000). Depending on the split, you could earn up to $2,700 for helping a friend find a quality Broker.
Who will be my broker?
Your License will be held under entity broker, NANET-Limited LLC dba Rudder Realty, TREC license number 591888. Former Austin Board of REALTOR President, Aaron Farmer (read Bio), is the sponsoring Broker and founder of Rudder Realty. He has over 18 years sponsoring and working with agents and has a long list of happy clients and repeat agents. You can find some of our references here, on Yelp, and Realtor.com.

We also follow all the TREC laws and rules and in fact have helped shape some of those rules over the years. Additionally, we follow the NAR Code of Ethics and ultimately answer to and are governed by the TREC rules and NAR Code of Ethics.

Can I work under an assumed name or dba?
Agents under the RRAP program are not allowed currently to work under a dba or other name. Agents in our main Rudder Realty Inc. brokerage entity are allowed to work under dba’s or as groups or teams.
What kind of support will I receive?
RRAP is designed to be a place holder, to give agents more time to build a network and learn skills while not paying the high REALTOR fees. Part-time working is definitely permitted. We do have a mandatory orientation via conference call as well periodic conference support calls. You will receive all the instructions you need to start sending referral’s immediately once you have signed up. You are responsible for keeping your license active with TREC which consists of taking the CE classes as required.
